Array Biopharma, Boulder, Colorado
This four building, 145,775 square foot campus was originally purchased and leased back to Amgen in 1999. The campus contains office space, biology labs and chemistry labs. As Amgen moved its Colorado operations to a new campus in Longmont just north of Boulder, it subleased an increasing portion of the campus to its spinoff, Array BioPharma. Array is a drug discovery company inventing new small molecule drugs through the integration of chemistry, biology and informatics. Bancroft sold the campus to Array in 2007.

3300 Walnut Street - Boulder, Colo.
3300 Walnut is a single story, fire sprinklered, masonary and steel warehouse/GMP facility. Ceiling heights range from 14' to 25'. The building has three drive-in doors and seven docks (five with levelers). It is divisible to a minimum of 45,000 square feet. Bancroft purchased the building in 1999 as part of a 10-building portfolio acquisition from Amgen. The building was sold to the University of Colorado in 2003.

Leslie's Poolmart Headquarter - Phoenix, Ariz.
Bancroft Capital purchased the 136,990 square foot former Circle K Stores headquarters in October 1998. A $2 million renovation completely refurbished all exterior surfaces, brought the parking ratio to over 6:1000, added all new landscaping and converted a 15,000 square foot warehouse to 40,000 square feet of office space. Two leases were signed in 2000: Leslie's Poolmart moved its headquarters from California to occupy the first floor of Building B (37,579 square feet); and Vision Partnership occupies Building A in its entirety (61,850 square feet). In July 2002, Leslie's expanded into an additional 16,126 square feet.

Endar Headquarters - Temecula, Calif.
The headquarters of Endar Corp., the nation's largest supplier of potpourri, is a 160,600 square foot warehouse/distribution building. It is located in Temecula, California, 60 miles southeast of Los Angeles in southern Riverside County. The building sits on an 11.5 acre parcel and contains 17% office buildout. Endar Corp. is a wholly-owned subsidiary of Blyth, Inc., a $1.5 billion provider of fragrance products. Bancroft acquired the asset in December 1997 for $6.3 million using $1.6 million in equity from private investors in addition to Bancroft's own funds. The building was sold in 2003.

Titleist/Cobra Golf - Vista, Calif.
This 46,000 square foot building located at 1385 Park Center Drive in Vista, CA was completed in 1995. Situated on a 3.65 acre parcel, the building contains 21,442 square feet (46.58%) of office build-out. Bancroft purchased this property with ING in May, 1996, for $3.1 million, spun it to Bancroft/CSFB for $3.4 million, and finally sold it to a third party in March, 1999, for $3.8 million.

Fujikura Composite - Vista, Calif.
The 36,264 square foot building located at 2460 Ash Street, Vista, CA was constructed in 1991. Situated on a 2.62 acre parcel the building contains 7,000 square feet (19.30%) of office space. The Bancroft/ING partnership paid $1.8 million for this building in May 1996, rolled it to the BC/CSFB partnership for $2.2 million in June 1997, and sold it to a third party in March, 1999, for $2.5 million.

BE Aerospace - Irvine, Calif.
This 106,000 square foot building located at 17481 Red Hill Avenue, Irvine, CA was completed in 1972 and renovated in 1991. Situated on a 5.39 acre parcel, the building contains 45,872 square feet (43.00%) of office space. Bancroft purchased the building in May 1996 in partnership with ING Barings for $4.9 million ($45.46/SF), and in June, 1997, sold it to the Bancroft Capital/Credit Suisse First Boston partnership for $5.6 million. That BC/CSFB partnership in turn sold the property to a third party in February 1998 for $6.7 million.

Taylor Made Golf Headquarters - Carlsbad, Calif.
Bancroft formed a partnership with private investors to acquire the Taylor Made headquarters building for $4.1 million ($47.55/SF) in November of 1994. In September, 1997, the Bancroft/Credit Suisse First Boston partnership paid $5.8 million for the building. Taylor Made utilized the facility for assembly and distribution of its golf clubs. The company moved to a nearby build-to-suit in May, 1998. The 85,165 square foot building located at 2271 Cosmos Court was completed in 1987. It is situated on a 4.03 acre parcel and contains 39,000 square feet (45.79%) of office space. Ownership leased the building to Healthspan and sold it in March 2001 for $7.3 million.

Case Logic Headquarters - Longmont, Colo.
The 158,127 square foot building located at 6303 Dry Creek Parkway, Longmont, CO was constructed in 1991. Situated on a 10.8 acre parcel, the building contains approximately 16,000 square feet (10.10%) of office space. Bancroft acquired this building with ING in May, 1996 for $6.9 million, and then sold it to the BC/CSFB partnership for $7.6 million in June 1997. In December, 1997, the BC/CSFB partnership sold the Case Logic building to an exchange buyer for $9.0 million.

Creative Nail Design - Vista, Calif.
This 55,000 square foot building located at 1125 Joshua Way, Vista, CA was constructed in 1994. Situated on a 3.46 acre parcel, the building contains 15,520 square feet (29.07%) of office space. Ownership also controlled 1.29 acres of adjacent development land for future tenant expansion under a three year, $200,000 purchase option. Bancroft purchased the property with ING in May of 1996 for $3.4 million, rolled it into the BC/CSFB partnership in June of 1997 for $3.3 million, and sold it to a third party in March, 1999, for $3.7 million.

Former Nissan Performance Racing Campus - Vista, Calif.
This five-building, 124,606 square foot campus was constructed in 1988 to house the Nissan Performance Racing team. The team was dissolved in 1995 leaving the buildings vacant. Bancroft Capital purchased the facility in April 1997 for $7.2 million in partnership with Credit Suisse First Boston. The campus is comprised of five buildings between La Mirada Drive, Coral Street and Birch Street in Vista, CA. They were sold in three separate transactions in 1998 and 1999 for a combined $8.2 million.
